Book is in lovely condition and would rate at NEAR MINT as there does appear to be some slight fading on the edge of the spine where it meets the front and back covers plus some very light wear on the bottom of the cover. You can't really such things on the photographs though as it is all hardly noticeable. Item will be sent on the Friday after purchase.
